August has a rhythm of its own across Dundas, Ancaster, Burlington and Hamilton. Buyers who paused through July's heat and cottage weekends are starting to circle back, and the fall listings are being prepped in driveways and garages right now — you can feel sellers getting ready. What I'm watching for is the September pivot: historically, we see a jump in inventory right after Labour Day, and buyers who've been sitting on their hands all summer suddenly have options. If you're a seller thinking about a fall launch, the work you do in the next three weeks — paint, declutter, the small repairs you've been avoiding — is what separates the homes that sell in ten days from the ones that sit. And if you're a buyer, this is a good window. Motivated sellers, less competition than spring, and rates that are finally behaving. Don't wait for the fall rush to make your move.

If you're tired of white walls but not ready for real colour, look at blush. Not the rose of the eighties, not pink — a beige with a pinky undertone that reads as a neutral but gives you something white never could: dimension.
